Property Management

Development Management Project Assistant Manager / Manager
Responsibilities
  • Responsible for the planning, executing, monitoring, control and completion of property development within required time frame and budget.
  • Identify and manage the project risk and project performance to ensure successful delivery of the project.
  • Manage the consultants and contractor to ensure that the project is in compliance with Authority requirements.
  • Report to management and stakeholders on the progress of the project.
  • Lead the project team members (Consultants, Contractor) and manage the property development process from the inception till the completion.
  • Work with architects and structural consultants to manage authorities’ approval processes and design development timeline.
  • Work with the Consultant to manage the property procurement process.
  • Review and ensure architectural, structural and engineering drawings details are in order.
  • Any other duties as assigned by immediate supervisor/Head of Department from time to time.
Requirements
  • Possess a Bachelor in Civil Engineering / Architectural or equivalent.
  • Minimum 5 years of relevant experience.
  • Experience in project management in construction / development projects would be an added advantage.
Senior Executive, Property Management
Responsibilities
  • Monitoring contractual obligations of term contractors, KPI and performance standards, safety procedures and punitive measures for non-compliance for performance and standards.
  • Check, compile physical defects list
  • Joint inspection during handing/taking  over of unit to/from tenant/purchaser
  • Joint inspection after reinstatement work by tenant
  • Joint inspection with authorities in the Estate whenever necessary
  • Supervise A & A work/Upgrading work/Asset Enhancement work
  • Attend to Sale & Lease Management unit visit and show round when necessary
  • Submit monthly report on term contractor’s performance, Estate issue & tenant feedback
  • Required to plan, formulate, manage and oversee the operations, maintenance and upkeep of the building.

Requirements
  • Candidate must possess a Degree/Diploma, Advance Diploma in Building, Facility, Property Development/Estate Management or equivalent.

  • Familiar with Building automation System would be an advantage

Assistant Manager, Marketing and Leasing
Responsibilities
  • Market and lease industrial and commercial space to prospective tenants.
  • Plan, implement and monitor the execution of the marketing related activities to ensure set targets are achieved
  • Develop long term customer relationships and provide a high level of service to achieve new and repeated business
  • Preparation and Handling of Lease Documentations and Approval Status

Administrative Assistant cum Receptionist
Responsibilities
  • Greet visitors and answer their enquires.
  • Give direction to visitors.
  • Stop & check all visitors / contractors/ delivery & find out the purpose of visit & recording all entries in visitors record book.
  • Exchange passes for visitors / contractors / delivery entering the building.
  • Exclude from the building unauthorised vendors of food, drinks or other merchandise including unruly element, e.g., drunkards.
  • Answer phone calls enquiries.
  • Perform traffic control at the lobby upon receiving of a fire alarm activation in the building.
  • Perform administrative works as directed by the immediate supervisor.
  • Keep reception area tidy.
Requirements
  • Possess a GCE ’O’ Level qualification or equivalent.
  • Minimum 2 years of receptionist or customer service experience.

Officer/ Executive, Property Management
Responsibilities
  • Liaise, monitor and supervise works of term contractor on any defects and recommend for payment.

Mobile Technician
Responsibilities
  • Conduct regular checking / inspection to ensure buildings are always maintained to a good condition.
  • Carry out preventive and corrective maintenance work.
  • Troubleshoot and perform minor repairs on M&E services & installation for the building, which includes but not limited to general handyman work in fitting, installation, electrical wiring, plumbing, painter, carpentry and etc.
  • Liaise & supervise the appointed contractors / Term Contractor for any maintenance, repairs and / or renovation works and to ensure standard of work is performed.
  • Supervision of conservancy / building and ensure that all maintenance & repair works carried out by term contractors are properly done / complete on time.
  • Responsible for tenants satisfaction, attend to and investigate any complaint on maintenance and service works.
  • Maintain a proper inventory record and ensure the inventory records are up to date.
  • A member of the CERT team assisting the Management Team in emergency control where situation arise.
  • To record and monitor all electricity and water consumption under the building utilities account, and to investigate any unusual spikes in consumption.
  • Other duties as assigned by the Head of Department, Cluster Manager / Property Manager / Property Officer related to the building maintenance / repair work.
  • To assist and support ad-hoc maintenance/repair for all properties under the group holdings.
Requirements
  • NITEC or Diploma in Mechanical, Electrical, Building, Facilities management or relevant discipline.

  • With basic knowledge of central air conditioning system and building automation system

  • At least 1-2 years of experience in facility/building maintenance.

  • Preferably with own transport

  • Able to perform ad-hoc shift duties as and when required including weekends and public holidays.

Responsibilities
  • Greet clients as soon as they arrive and connect them with the appropriate party

Accountant
Responsibilities
  • Oversee day-to-day operations of finance department
  • Supervision of Accounts Executive
  • Ensure timely and accurate month-end, quarterly/half-yearly and full year closing to ensure all financial reporting deadlines are met
  • Responsible for Group consolidation and analysis on consolidated numbers
  • Review Group and subsidiaries' financial statements to ensure compliance with applicable corporate and statutory reporting requirements
  • Responsible for preparation of SGX announcements and deliverables to the Board Committees
  • Responsible for preparation of the Group Annual Report and co-ordinate with external auditors on issues
  • Responsible for preparation of the Group budget

Requirements
  • Bachelor's degree in Finance/Accountancy or ACCA equivalent
  • At least 3-5 years' working experience in group consolidation and reporting in listed companies

Design Manager
Responsibilities
  • Preparation and approval of necessary structural calculation of pre-stressed and reinforced precast concrete units in accordance to relevant standards and Singapore codes.
  • Dimensional Design of precast units in accordance with production limits.
  • Obtaining the required data relevant to the project.
  • Maintaining the approved design schedule for the project.
  • Checking the layout and shop drawings of precast units.
  • Liaising in design related matters with clients, main contractors and consultants.
  • Following Company’s ISO-9001 design procedures related to his job functions.
  • Liaising and coordinating with planning, operations/production and erection personnel.
  • Reports to the Technical Director (Precast Division).
Requirements
  • Degree in Civil/Structural Engineering, recognized by the Professional Engineers Board (Singapore)
  • At least 10 years of design experience in high-rise building construction and civil & structural engineering work in Singapore
  • Expertise in DfMA technologies, particularly game changing technologies, is an added advantage
  • Conversant with the local Building Codes and Practices
  • Experience in post-tension design/precast design and familiarity with engineering software and submission procedures to regulatory authorities
  • Candidates with Precast and Prefabrication design and construction experience will have an advantage
Quantity Surveyor (Taker Off)
Responsibilities
  • Quantity take-off and able to perform site measurement.
  • Assist in preparing and analyzing cost comparison.
  • Assist in obtaining quotations from suppliers and sub-contractors.
Requirements
  • Degree/Diploma in Quantity Surveying/Building/Construction.
  • At least 2 years relevant experience as a Quantity Surveyor in quantity take-off.
  • Strong interpersonal, communication and negotiation skills.
  • Self-motivated, responsible and well organized.
  • Able to work independently.
Project Director (Myanmar)
Responsibilities
  • Plan, manage and lead project teams to ensure on-time project delivery according to the planned schedule within resources allocated 
  • Ensure site organization, planning and execution meet contractual, regulatory, safety and quality standard
  • Liaise with the relevant authorities, consultants and subcontractors to ensure smooth implementation of the project
  • Identify, evaluate and resolve problems at construction sites
  • Daily review of site progress and provide timely reports and feedback to the management
Requirements
  • Bachelor Degree in Building/Civil Engineering/Construction or equivalent
  • At least 10 years of experience in a similar capacity preferably with a good portfolio in managing residential and commercial projects
  • Relevant experience in Building or Construction. 
  • Excellent people management skills, strong leadership skills, ability to prioritize, organize and execute tasks effectively
  • Good communication skills with an ability to interact with people across all levels
  • Ability to communicate in Burmese is an advantage
Quantity Surveyor
Responsibilities
  • To evaluate and recommend on the award of construction contracts.
  • To assist Project Manager in all contractual and costing matters ensuring compliance with appropriate procurement procedures.
  • To prepare valuations pricing and agreement of contract variations, process claims and monitor project cash flows.
  • To verify subcontractors'/suppliers' monthly progressive claims and obtain approval before proceed to prepare payment certificates.
Requirements
  • Degree/Diploma in Quantity Surveying/Building or equivalent.
  • At least 3 years relevant experience as a Quantity Surveyor in Building or Construction work
  • Proficiency in local tendering and estimation experience is strongly encourage to apply.
  • Ability to exercise sound judgment in managing multiple projects within tight timeline.
Account Executive (Myanmar)
Requirements
  • Candidate must possess at least an Advanced Diploma/ Diploma in Accountancy/ Pursuing ACCA Level 2 or equivalent, Professional Degree in Finance/ Accounting/ Banking or equivalent.
  • Skills in Computerised Accounting System, MS Excel and MS Word is required.
  • At least 2 years experience in the related field for this position. 
  • Junior Executive who specialize in Finance - General/Cost Accounting or equivalent is preferred.
  • Pro-active, hardworking, organised, self-disciplined, independent and meticulous traits are necessary.
  • Ability to communicate in Burmese is an advantage.

 

 

 

Site Manager (Myanmar)
Responsibilities
  • Coordinate a team of construction workers on daily site operations 
  • Inspect, resolve and monitor rectifications works
  • Assist and support Project Management team to carry out works as assigned
  • Supervise the construction of works and incorporate materials to ensure that they are caried out in accordance with the Project Plan
Requirements
  • Possess minimum Certificate in Building Construction Safety Supervisor (BCSS)
  • At least 5 years relevant experience in Building/ Civil & Structural/ Mechanical Engineering.
  • Relevant experience in Building or Construction. 
  • Ability to lead a team of workers and assist the Project Management team on site issues.
  • Possess good interpersonal skills and excellent team spirit
  • Ensure company's safety rules are observed and obeyed.
  • Ability to communicate in Burmese is an advantage.
Professional Engineer
Requirements
  • Degree in Civil Engineering from university recognised by PE Board of Singapore
  • Registered Professional Engineer in Civil Engineering in Singapore
  • At least 10 years experience in working as a design engineer for engineering consultancy and has experience in commercial building project
  • At least 5 years solid experience in design consultancy for a Senior Engineer role
  • Experience with Pre-cast construction is preferred
