Property Management

Executive, Property Management
Responsibilities
  • Liaise, monitor, supervise term contractor work and recommend for payment.
  • Check, compile  physical defects  list
  • Joint inspection during handing/taking  over of unit to/from tenant/purchaser
  • Joint inspection after reinstatement work by tenant
  • Joint inspection with authorities in the Estate whenever necessary
  • Supervise A & A work/Upgrading work/Asset Enhancement work
  • Attend to Sale & Lease Management unit visit and show round when necessary
  • Submit monthly report on  term contractor’s performance, Estate issue & tenant feedback
  • Assist Complex Manager in day to day operations
  • Other ad hoc duties as assigned by the Head of Department and/or Cluster Manager.
Requirements
  • Candidate must possess a Diploma, Advance Diploma in Building, Facility, Property Development/Estate Management or equivalent.
  • Minimum 2 years working experience in related field.
  • Good communication skills and keen to learn.
  • Self–driven, able to work under pressure to meet tight deadlines.
Executive / Assistant Manager, Marketing and Leasing
Responsibilities
  • Market and sell/lease residential and/or industrial and commercial space to prospective buyers/tenants
  • Plan, implement and monitor the execution of the marketing related activities to ensure set targets are achieved
  • Develop long term customer relationships and provide a high level of service to achieve new and repeated business
  • Negotiating and overseeing preparation of Sale/Lease Documentations and Approval Status
  • Handling of the Marketing Collaterals 
  • Assisting with customers' enquiries, feedbacks
  • Providing up to date property and market advice and guidance to customers
  • Handling of phone, email and walk-in enquiries
  • Overseeing show flat / sale gallery operation
  • Site viewing with potential customers
Requirements
  • Candidate must possess at least a Bachelor's Degree in Marketing / Real Estate or equivalent

  • At least 3 - 4 year(s) of working experience in the related field is required for this position

  • Friendly and pleasant personality

  • Able to work independently and as a team player

Technician
Responsibilities
  • Conduct regular checking / inspection to ensure buildings are always maintained to a good condition
  • Carry out preventive and corrective maintenance work
  • Troubleshoot and perform minor repairs on M&E services & installation for the building, which includes but not limited to general handyman work in fitting, installation, electrical wiring, plumbing, painter, carpentry and etc.
  • Liaise & supervise the appointed contractors / Term Contractor for any maintenance, repairs and / or renovation works and to ensure standard of work is performed
  • Supervision of conservancy / building and ensure that all maintenance & repair works carried out by term contractors are properly done / complete on time
  • Responsible for tenants satisfaction, attend to and investigate any complaint on maintenance and service works
  • Maintain a proper inventory record and ensure the inventory records are up to date
  • A member of the CERT team assisting the Management Team in emergency control where situation arise
  • To record and monitor all electricity and water consumption under the building utilities account, and to investigate any unusual spikes in consumption
  • Other duties as assigned by the Head of Department, Cluster Manager / Property Manager / Property Officer related to the building maintenance / repair work
Requirements
  • NITEC or Diploma in Mechanical, Electrical, Building, Facilities management or relevant discipline

  • At least 1-2 years of experience in facility/building maintenance

  • Able to perform ad-hoc shift duties as and when required including weekends and public holidays

Accountant
Responsibilities
  • Prepare monthly management and asset reporting
  • Perform review and analysis of properties performances
  • Assist CFO in tax structuring, regulatory reporting
  • Assist CFO on documentation for financing structure and other structuring activities
  • Perform financial modelling and analysis
  • Any other ad hoc duties as assigned by the management
Requirements
  • Candidate must possess at least Degree in Accountancy/ Finance or equivalent with professional accounting qualifications (CPA, ACCA)
  • Minimum 3-4 years of accounting experience
  • Meticulous, independent and good interpersonal skill
  • Accounting experience in the real estate industry would be an advantage

Project and Construction

Resident Technical Officer
Responsibilities
  • Check all drawings, specifications and schedule of works/ bills of quantities in contract document and report for discrepancies found, if any.
  • Carry out inspections, site supervision to ensure that all works (including structural works, M&E and architectural works) are carried out as per approved specification & drawings with the approved material and the appropriate sequent and method;
  • Carry out standing supervision to the construction of the permanent structural elements of the building works (Piling, Pile load test, installation of ground Anchor, concreting, stressing of tendon etc.)
  • To ensure that the Building works are carried out in accordance with the provision of the Statutory Acts & Regulations;
  • Witness & verify any field test carried out on site;
  • Witness and verify any Testing & Commissioning of services installed for the Building;
  • Verify reports and claims submitted by Builder;
  • Monitor and report progress of the works on site;
  • Escalate any issues to relevant parties immediately and ensure issues were resolved for works to move on.
  • Enforce quality and safety control on site and be proactive in resolving and managing site issues;
  • Other duties as assigned by the Employer from time to time.
Requirements
  • Possess a Diploma in Civil Engineering or equivalent and accredited by Institute of Engineer Singapore (IES)  / Association of Consulting Engineers Singapore (ACES).
  • Minimum 3 years of relevant experience in projects similar in nature to works.
  • Registered with IES as an accredited Resident Technical Officer
