Property Management

Customer Service cum Administrative Assistant
Responsibilities
  • Greet visitors and answer their enquires.
  • Give direction to visitors.
  • Stop & check all visitors / contractors/ delivery & find out the purpose of visit & recording all entries in visitors record book.
  • Exchange passes for visitors / contractors / delivery entering the building.
  • Exclude from the building unauthorised vendors of food, drinks or other merchandise including unruly element, e.g., drunkards.
  • Answer phone calls enquiries.
  • Perform traffic control at the lobby upon receiving of a fire alarm activation in the building.
  • Perform administrative works as directed by the immediate supervisor.
  • Keep reception area tidy.
Requirements
  • Possess a GCE ’O’ Level qualification or equivalent.
  • Minimum 2 years of receptionist or customer service experience.
  • Ability to communicate at all levels.
  • Flexible and resilient with strong problem-solving skills.
  • Able to work independently.
Property Development Coordinator
Responsibilities
  • Provide administrative support to the project development team, which includes preparing tender or contract documents as well as preparation of progress report, building agreement and building plans.
  • Liaising with contractors and consultants as well as preparing documentations to relevant government authorities.
  • Follow up on contractual documents, mass mailing letters & reminders. 

  • Assist in recording meeting minutes when necessary.

  • Prepare schedule and coordinate project meetings.

  • Work with architects, consultants and lawyers to prepare and finalise sales and lease agreements and other relevant contractual documents.

  • Any other ad hoc administrative duties given by immediate supervisor.

Requirements
  • Candidate must possess at least Diploma in Real Estate or equivalent qualification.

  • Able to work independently as well as with a team.

  • Minimum 2 years of experience in administrative support functions in the real estate industry would be an advantage.

  • Proficient in Microsoft office (e.g Words, Excel & Powerpoint). 

Mobile Technician
Responsibilities
  • Conduct regular checking / inspection to ensure buildings are always maintained to a good condition.
  • Carry out preventive and corrective maintenance work.
  • Troubleshoot and perform minor repairs on M&E services & installation for the building, which includes but not limited to general handyman work in fitting, installation, electrical wiring, plumbing, painter, carpentry and etc.
  • Liaise & supervise the appointed contractors / Term Contractor for any maintenance, repairs and / or renovation works and to ensure standard of work is performed.
  • Supervision of conservancy / building and ensure that all maintenance & repair works carried out by term contractors are properly done / complete on time.
  • Responsible for tenants satisfaction, attend to and investigate any complaint on maintenance and service works.
  • Maintain a proper inventory record and ensure the inventory records are up to date.
  • A member of the CERT team assisting the Management Team in emergency control where situation arise.
  • To record and monitor all electricity and water consumption under the building utilities account, and to investigate any unusual spikes in consumption.
  • Other duties as assigned by the Head of Department, Cluster Manager / Property Manager / Property Officer related to the building maintenance / repair work.
  • To assist and support ad-hoc maintenance/repair for all properties under the group holdings.
Requirements
  • NITEC or Diploma in Mechanical, Electrical, Building, Facilities management or relevant discipline.

  • With basic knowledge of central air conditioning system and building automation system

  • At least 1-2 years of experience in facility/building maintenance.

  • Preferably with own transport

  • Able to perform ad-hoc shift duties as and when required including weekends and public holidays.

Accountant
Responsibilities
  • Handles several full set of accounts and reviewing AR and AP.
  • Manage month end close process and ensure all journals, bank reconciliations, AR and AP are posted accurately.
  • Ensure timely financial & monthly management reporting.
  • Manage quarterly GST filing.
  • Manage and assess property tax for the relevant properties.
  • Responsible for drafting annual financial statements
  • Liaise with auditors and tax agents for statutory reporting and compliance of tax filing respectively.
  • Attend to IRAS tax queries as and when required.
  • Assist in ad hoc projects such as M&A / JV projects when necessary.
  • Any other ad hoc duties as assigned by the management.
Requirements
  • Candidate must possess at least Degree in Accountancy/ Finance or equivalent with professional accounting qualifications (CPA, ACCA).
  • Minimum 5 years of accounting and audit experience.
  • Meticulous, independent and good interpersonal skill.
  • Accounting and audit experience in the real estate industry would be an advantage.
  • Reporting to Finance Manager.

Project and Construction

Resident Technical Officer
Responsibilities
  • Check all drawings, specifications and schedule of works/ bills of quantities in contract document and report for discrepancies found, if any.
  • Carry out inspections, site supervision to ensure that all works (including structural works, M&E and architectural works) are carried out as per approved specification & drawings with the approved material and the appropriate sequent and method;
  • Carry out standing supervision to the construction of the permanent structural elements of the building works (Piling, Pile load test, installation of ground Anchor, concreting, stressing of tendon etc.)
  • To ensure that the Building works are carried out in accordance with the provision of the Statutory Acts & Regulations;
  • Witness & verify any field test carried out on site;
  • Witness and verify any Testing & Commissioning of services installed for the Building;
  • Verify reports and claims submitted by Builder;
  • Monitor and report progress of the works on site;
  • Escalate any issues to relevant parties immediately and ensure issues were resolved for works to move on.
  • Enforce quality and safety control on site and be proactive in resolving and managing site issues;
  • Other duties as assigned by the Employer from time to time.
Requirements
  • Possess a Diploma in Civil Engineering or equivalent and accredited by Institute of Engineer Singapore (IES)  / Association of Consulting Engineers Singapore (ACES).
  • Minimum 3 years of relevant experience in projects similar in nature to works.
  • Registered with IES as an accredited Resident Technical Officer

Asset and Fund Management
