Property Management

Resident Technical Officer
Responsibilities
  • Check all drawings, specifications and schedule of works/ bills of quantities in contract document and report for discrepancies found, if any.
  • Carry out inspections, site supervision to ensure that all works (including structural works, M&E and architectural works) are carried out as per approved specification & drawings with the approved material and the appropriate sequent and method; 
  • Carry out standing supervision to the construction of the permanent structural elements of the building works (Piling, Pile load test, installation of ground Anchor, concreting, stressing of tendon etc.)
  • To ensure that the Building works are carried out in accordance with the provision of the Statutory Acts & Regulations;
  • Witness & verify any field test carried out on site;
  • Witness and verify any Testing & Commissioning of services installed for the Building;
  • Verify reports and claims submitted by Builder;
  • Monitor and report progress of the works on site;
  • Escalate any issues to relevant parties immediately and ensure issues were resolved for works to move on.
  • Enforce quality and safety control on site and be proactive in resolving and managing site issues;
  • Other duties as assigned by the Employer from time to time.
Requirements
  • Possess a Diploma in Civil Engineering or equivalent and accredited by Institute of Engineer Singapore (IES)  / Association of Consulting Engineers Singapore (ACES).
  • Minimum 3 years of relevant experience in projects similar in nature to works.
  • Registered with IES as an accredited Resident Technical Officer
Administrative Executive
Responsibilities
  • Provide administrative support to the marketing & leasing team by preparing tenancy and/or sales agreements, as well as input and update tenants and tenancy details.

  • Perform marketing coordination functions, include handling of calls, emails, etc. and maintenance of data bases.

  • Assist in all marketing, sales and leasing activities including online and social media platforms. 

  • Follow up on contractual documents, mass mailing letters & reminders as well as preparation of progress reports.

  • Manning the hotline for sales and marketing to filter and route potential prospects to marketing colleagues. 

  • To provide centralized administrative function /support to ensure smooth operations of the company such as ordering of get-well baskets and/or wreath for employees or their families, handling of petty cash submissions, manage & execute travels and hotel arrangements as well as name card ordering and stationery requisitions.

  • Provide administrative support to the project development team which includes printing, coordinating the signing of and scanning of development related documents, and preparing letters to government authorities for development projects as well as filing of drawing plans.

  • Any other ad hoc administrative duties including assignments given by immediate supervisor.

Requirements
  • Candidate must possess at least ITE or Diploma or equivalent qualification.

  • Able to work independently as well as with a team.

  • Minimum 3 years of experience in administrative support functions and/or lease administrative experience in the real estate or leasing industry would be an advantage.

  • Knowledge in Microsoft office (e.g Words, Excel & Powerpoint) is a prerequisite.  

Project Manager, Property Development
Responsibilities
  • Lead the project team members (Architects, Consultants, Contractor) and manage the property development process from the inception till the completion in compliance with Authority requirements & deliver the project with the desired quality & performance requirement;
  • Work closely with internal and external stakeholders including Management, landlords, Consultants, contractors, relevant government agencies to achieve the project scope, specifications, budget, and schedule;
  • Responsible for the planning (including the project budget preparation and tender administration), executing, monitoring, control and completion of property development within required time frame and budget;
  • Identify and manage the project risk and project performance to ensure successful delivery of the project;
  • Review and ensure architectural, structural and all engineering drawings details are in compliance with all related COP, regulations and by-laws of all relevant authorities;
  • Perform Value Engineering to enhance the value of the development;
  • Implement & monitor the design & safe site working condition and environmental control measures;
  • Any other duties as assigned by immediate supervisor/Head of Department from time to time.
Requirements
  • Possess a Bachelor in Civil Engineering / Architectural or equivalent.
  • Familiar with the local authority planning, submission & approval’s procedure & requirement.
  • Minimum 5 years of relevant experience with developer background will be preferred.
  • Experience in project management in construction / development projects would be an added advantage.
  • Strong communication and problem-solving skills.
  • Driven individual with ability to work independently.
  • Meticulous, able to take initiative & multi-task.
Senior Executive, QS and Procurement
Responsibilities
  • Perform QS function, measuring quantities and taking-off if necessary, prepare tender document, budget, calling quotation, analyse and evaluate cost comparison and recommend the award of Sub-contractors / vendors & implement cost control monitoring;
  • Prepare Variation Orders, evaluate, recommend & settlement of sub-contractor / vendors’ payments claims & final accounts,
  • Perform purchaser’s duty, sourcing and negotiations with reliable and reputable vendors / suppliers;
  • Prepare and Issue purchase orders / Work Orders/ Letter of Award in timely manner.
  • Ensure the term contracts are renewed and bulk tender are called in timely manner;
  • Manage daily procurement and contract requirements, maintain, monitor and update the procurement database / costing with budget;
  • Work closely with the Property Management department on the procurement of goods and services required;
  • Liaise closely with Finance for the monthly closing;
  • Work closely with the team and relevant business partners to ensure successful delivery of project objectives
  • Assist Management in all contractual and costing matters
  • Any other ad hoc duties as assigned by the management.
Requirements
  • Candidate must possess at least Diploma in Quantity Surveying / procurement or supply chain management or equivalent;
  • Minimum 3 years of related working experience;
  • Meticulous and good interpersonal skill;
  • Able to work independently under minimum supervision
  • Self-motivated
IT Executive
Responsibilities
  • Able to implement and execute effectively IT policy and procedure, IT security, Backup and restoration plan, System audit and Disaster.
  • Investigating and diagnosing network problems, collecting IT usage stats, making recommendations for improving company’s IT systems and carrying out routine configuration and installation of IT solutions
  • Provide technical support and helpdesk service for both HQ and site offices.
  • Maintenance of server health, environment and infrastructure without disrupting daily business.
  • Software and hardware asset management including procurement of IT Equipment and services.
  • Implement and maintenance for Group existing and new IT systems including payroll and ERP system.
Requirements
  • Candidates with MCSE (Microsoft Certified System Engineer) will be an advantage.
  • Able to handle sensitive and confidential information diligently and discreetly.
  • Enthusiastic with good interpersonal and effective communication skills.
  • Ability to work independently with minimal supervision.
  • Good organisational and time management skills.
  • Candidate must possess at least a Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Computer Science/Information Technology or equivalent.
  • At least 2 year(s) of working experience in the related field is required for this position.
